This photo gallery showcases some of the major issues found in typical inspections I've done over the years.

Structure 

Minor hairline cracks in brick veneer are quite common and usually not a serious issue.  However, when  cracks are over 1/4 inch wide and tend to get wider along the top, this could be indication of a structural or foundation issue and should be evaluated by a profession.

​​​​​​​​​​​​​​​​​​​​​Crawlspaces

Because crawlspaces are rarely evaluated, water leaks, outdated plumbing systems, deteriorated framed floor systems, unprofessional repair, or termite presence can go undetected for years. As long as there is adequate access and conditions are safe, I inspect every crawlspace.

​​​​​​​Electric 

Some electrical issues displayed are double tapped wires (two wires connected to a breaker designed for one wire connection), burn marks and corrosion found in older electric panels, and knob and tube wiring. Knob and tube protective sheathing often becomes brittle and deteriorated due to its age, creating an unsafe situation. Your safety is my top priority. And because your safety is my top priority, all accessible receptacles are tested, and all electrical panel covers are opened for evaluation.

Your house is dependent on a well maintained roof to protect it from the exterior elements. Undetected issues such as torn shingles, or cracks along a plumbing vent can go undetected for years, allowing damage to accumulate. As long as conditions are safe, I inspect by walking on the roof. And if pitch or height is an issue, inspection is conducted with a drone.
